Fall Home Appliances Checklist

Unbeknownst to many homeowners, appliances often require annual or seasonal maintenance. Many don’t know that a hot water tank is recommended to be flushed at least every 6 months at min and ideally every 3 months, and believe it or not more if water is extremely hard. The furnace, too, can have both significant energy savings and increased longevity simply by annual maintenance. Here’s a full list of home appliance maintenance if you want them to last as long as possible:

  1. Hot Water Heater

  2. Flushing the sediment

  3. Check for leaks

  4. Furnace

  5. Annual Maintenance

  6. Change Filter

  7. Check for air leaks

  8. Air Conditioner

  9. Switch the thermostat from air to heating

  10. Remove Leaves & Debris on exterior portion

  11. Clean & Cover exterior portion

  12. Duct System

  13. Duct Cleaning (every 3-5 years, or more if sensitive to dust dander microbes etc)

  14. Duct Sanitization

  15. Water Softener

  16. Resin cleaner / rust cleaner application

  17. Check for bridging (where salt becomes solid block underneath the top salt)

  18. Check for leaks especially around the shutoff valves

  19. Heat Pump

  20. Filter Change- cleaning/vacuum on inside unit

  21. Check for debris removal on outside condenser unit

  22. Clothes Dryer

  23. check for vent blockage

  24. washing the lint screen – removal and wash under hot water where applicable

  25. check back connections to the vent hose exhaust

  26. Washing machine

  27. Service the gunk clean out reservoir

  28. General tub cleaner – special for clothes washing machine to clean out old soap and lint etc.

  29. Refrigerator

  30. vacuum back of fridge

  31. de-ice venting inside (see manual that came with machine)

  32. Dishwasher

  33. de-gunk/scaling cleaner (some people use vinegar or specified product made for dishwashers)

  34. Central Vac

  35. Check bag

  36. Gas fireplace

  37. check igniters

  38. clean cobwebs

  39. replace backup fan batteries in both the stove and the remote where applicable

  40. Defrosting Chest Freezer

  41. Built up ice can compromise the seal and be problematic

  42. Bathroom vent cleaning

Other things to Consider

  1. Smoke Detectors / Co2 Detectors

  2. change batteries

  3. test operation

  4. Automatic door lock

  5. check batteries for corrosion

  6. Lawnmower

  7. clean out all debris, grass and dirt from underside of deck

  8. have a service sharpen the blades

  9. if a metal lawnmower deck – does it need to be painted/rust proofed?

  10. Storing the Barbecue

  11. Clean grills

  12. Clean burners & covers

  13. Wipe down outside

  14. Find a Good Cover

  15. Safe Place for tank storage

  16. Cleaning chimney

  17. Calling the chimney sweep company earlier (ie August) is recommended to book appointments before the snow flies.

  18. Caulking windows

  19. Some caulking may have dried out or cracked and need to be replaced

  20. Window sealing kit for drafty windows where it is not an escape route

  21. Gutter cleaning

  22. Have a service remove debris and leaves

  23. Check downspouts to ensure they are not clogged

  24. Check for leaks in the eaves troughs after a rain

  25. Is water is pouring over the eaves troughs during heavy rain? If so, determine cause, sometimes it is clogs other reasons can be the roof pitch, and additional eaves trough basins are needed, especially where the roof is v-shaped.

  26. Turning off outside water mains that connect to the outside water taps (not the mains for the dwelling)
